    Social Ex-Post Evaluation of Old City Zone Renovation Projects Based on Mathematical Attribute Measurement Model

    Abstract: Recently, old city zone renovation projects have become more frequent in China. But such projects—focusing on a city’s image while ignoring people’s livelihoods, local social environment, and cultural conditions—usually pose relatively large risks to society. In this paper, the construction of an indicator system for social ex-post evaluation of old city zone renovation projects, including fairness, convenience, safety, and satisfaction, taking into account the characteristics and requirements of social ex-post evaluation of old city zone, is discussed. Relative deviations between the proportion of certain subpopulations affected by the old city zone renovation project and the relative number of visitors to the project area after its completion were used for quantitative calculation of the fairness index according to data obtained by survey. The scoring method was used for quantitative calculation of other indicators. A mathematical attribute measurement model for social ex-post evaluation was established on this basis. With this model, a social ex-post evaluation of Shanghai Bund renovation project was performed using empirical analysis, and the practicality and effectiveness of the established valuation indicator system and valuation model are validated.
