    Maintenance Performance: Examination of the Computer-Aided Maintenance Data of a Large Commercial Building

    Abstract: Commercial buildings, which are ubiquitous in metropolises, are typically equipped with a wide range of facilities. Satisfactory operation of the facilities necessitates provision of effective maintenance works in the long run. Since, fully computerized maintenance management systems are seldom adopted for facilities in commercial buildings, the dearth of proper maintenance data makes it difficult to investigate their maintenance performance. Reported in this paper is an examination of the maintenance data of a large commercial building, which were recorded semi-automatically by a computer-aided maintenance system. The maintenance works were found to be mainly corrective in nature, dominated by the electrical trade. Existing occupancy and business operation were influential to the issue time of the work orders. Benchmarks of response time, repair time, and downtime were established for evaluation and benchmarking purposes. Further works are needed to probe into the factors that affect maintenance performance, especially the effectiveness of maintenance manpower deployment.
